Client Renovations: Jan and Kristen

Lately I have been selling a lot of fixer-uppers to my buyer clients and as scary as it can be at first to buy a house that needs some work – it is one of the greatest accomplishments I can imagine! To transform an old, dated home into your dream oasis – it’s like the ultimate expression of your creative energy and it feels amazing to live in a place that is just your style. Today I am going to feature the incredible transformation of this fantastic Mid Century Modern home in Glassell Park that my clients Jan and Kristen bought only 4 months ago.

This 1950′s home had been in the same family since it was built – SEVEN children were born and raised in this home and their mother was in her 90′s when she passed away. The floors had been covered in carpet for at least 40 years and the wood was beautiful underneath! The bedrooms are enormous and spacious and the view from the back yard is fantastic. Kristen and Jan had the vision and they immediately transformed this worn out home (with great bones) into the perfect Mid Century Modern jewel box it is today! They gave it new life and I am so happy for them and for all the amazing memories they get to have in this home – Congrats again Jan and Kristen!

What to Look for in a Fixer Upper

Competition in Northeast LA is steep for buyers and lately my clients have been looking seriously at fixers and weighing their options as to what would make a good investment. I am sucker for a good fixer – I have bought two and I’m always on the lookout for properties that have major value increase potential. Most people think when they buy a house that they are going to live there for a very long time, but on average people (first time home buyers especially) tend to stay in their home for 3-5 years before deciding to sell. Here are my tips for what to look for when considering a fixer upper and what will get you the most bang for your buck when you eventually sell.

LOCATION: You can’t move a house (okay… that is not entirely true, but the odds are you aren’t going to be doing it anytime soon). A great location means even if you do nothing to improve a house over the years you own it, when you go to sell you are going to have gained value and hopefully sell at a profit.

LAYOUT: A bad layout is hard to change without serious remodeling- and that means serious $$. If the layout of a house makes sense and flows the way most people live – then even if it is trashed or needs serious updating, it will be a great house once the immediate updates are made and for whoever the next owners will be when you go to sell.

CHARACTER: You can build in character to a house, but it is never the same as homes with original character. That has value and always will – especially in a city [...]

Fixer Alert!

Tuesday is Broker Caravan day and today I saw one helluva house in Mt. Washington. No seriously, this place was massive and had the largest deck I have ever seen in Los Angeles (over looking the most phenomenal canyon view!). 717 Danforth Avenue really has the potential to be spectacular in so many ways. It is up on Mt. Washington right behind the elementary school on a really great street. It has some really cool ’70′s architectural features-  diagonally laid wood paneling, angled walls and ceilings and exposed wood beams. The thing is – it is really stuck in 1978 and not in an ironic way. It needs all new flooring (most buyers these days aren’t into marble tiled floors), and completely new bathrooms and kitchen. But the bones are there my friends… the bones are there:

 

It won’t be a project for the faint of heart and maybe it takes a little imagination to see what it could be, but for the buyer that wants to create a home of their own and needs/wants loads of space a beautiful view and a phenomenal public elementary school – my advice is snatch this place up before it runs away!

Local Bits of Cool: Silver Lake Backyard Amphitheater!

LA is filled with folks involved in the entertainment industry, and maybe it’s because we live in such an entertainment saturated city that there is a distinct lack of community oriented theater/film productions and events. We don’t have “community theater”, we have Hollywood! But if you’re looking for a fix of locally produced and community oriented “salon”-type performance – look no further than Roger Wolfson’s home-made backyard amphitheater in Silver Lake!

Roger’s gatherings are free of charge and open to anyone – bring a blanket, a picnic basket and enjoy a summer night performance outside! Recent events have included a performance of Shakespeare’s “Much Ado About Nothing” by the Colonial Shakespeare Company, screening of the documentary “Rock the Boat” (about the LA River) and “Dumbstruck” (about the world of ventriloquism), and concert by the LA based “Magnolia Memoir”. So far only one neighbor has complained and Roger plans to work on accommodating them. He is now limiting the events to 3 times a month and attendance is capped at 110 people!

Local Bits of Cool: Mid Century Bomb Shelter?!

Although I am little late on this story, I just read about it today and it is too cool not to re-post! Apparently a Southern California couple, Chris and Colleen Otcasek who recently closed on a home in Woodland Hills, discovered this untouched fallout shelter 15 below the ground on their property. The bomb shelter was completely preserved from the 1960′s when it was built and stocked with survival necessities by the property’s owner at that time. Take a look at the photos below – like walking into a time capsule . . . literally!

Pretty cool, right? What would you do if you found a fallout shelter on your property? Would you preserve it like the Otcasek’s or turn it into something else?
